How to apply to purchase this home:

Step 1: Check the 'Do I Qualify?' page to make sure you are eligible to purchase a home through Homestead. The estimated minimum affordable income for this home is $79,000 gross per year. However, factors such as the amount available for a down-payment may lower that requirement slightly.

Step 2: Register and attend an Info Session with Puget Ridge Cohousing. Members of the Puget Ridge Cohousing community will be conducting online information sessions about the benefits and responsibilities of living in this cohousing community and will be available to answer questions. All interested applicants are required to attend one of the info sessions, the link to the Screening Form will only be provided to attendees at the end of each Info Session. Please register to attend a session here and receive the Zoom meeting information.

Step 3: Submit the Screening Form within 72hrs after the info session you attend. Submission of the Screening Form indicates your interest in this home and evaluates whether you meet Homestead's initial criteria. You must attend an info session to receive the link to the Screening Form. If you are determined to be eligible by the Screening Form and after you have verified your email, you will immediately be emailed instructions on the next step, submitting the full application. Be sure to check your spam and other inbox folders, if you have not received an email within 10 minutes of verifying your Screening Form, please email apply@homesteadclt.org

IMPORTANT NOTE: Completed applications stay on file for 6 months. So, if you recently have submitted a complete application through the portal you may be able to skip Step 3. If there have been significant changes to your situation since you last applied (change in income, household size, current address) please contact apply@homesteadclt.org. If an applicant did not complete their application by the application due date or were determined to be ineligible for Homestead's program they will need to restart their application. Anyone interested in being considered for a specific home still needs to submit that home's Screening Form by the deadline (Step 2 above).

Step 3: Submit your application within 2 weeks. Your application is due 14 days from when you submit the Screening Form, your specific application due date will be shown at the top of your application, see screenshot. A $30 application fee is due upon submission. Applications submitted late will not be considered for this home. Incomplete applications will be deleted immediately when deadline passes.

Step 4: Check your email. Homestead Staff will email you if we have any questions or need any additional documentation to evaluate your eligibility.

Step 5: Top Applicants selected and continue with the next steps in the application process. Homestead staff will select the top applicants based on Homestead's Buyer Selection Criteria. The top applicants will be invited to tour the home and the community. Applicants will also receive Homestead's list of participating lenders to seek a loan pre-approval. Being selected as a top applicant does not guarantee purchase, more than 1 top applicant will be selected to account for applicant attrition.

All applicants will received notification of whether or not they were selected as a top applicant by Friday, September 1st.

Step 6: Tour the home and seek a loan pre-approval. Top Applicants will be invited to an in-person tour of the home and the community. Selected applicants must also seek a pre-approval letter from a participating lender. Please do not seek a pre-approval until you are selected as a top applicant and are provided with Homestead's preferred lender list.

Step 7: Pre-approval letters due. Applicants must obtain a loan pre-approval letter by the due date to be considered for buyer selection. The pre-approval due date will be communicated when the top applicants are selected, applicants will have at least ten days to receive a pre-approval.

Step 8: Buyer Selected. A buyer will be selected based on Homestead's Buyer Selection Criteria.

We anticipate a lot of interest in this home. There are always multiple interested, eligible, and qualified applicants that apply for each home we sell. We use an objective tie-breaking process to determine which of the applicants will proceed with purchase.

Attend Office Hours

Homestead will be hosting two 'office hour' Zoom sessions on:

Thursday, August 10 from 5:00pm - 6:30pm

and Wednesday, August 23rd from 5:00pm - 6:30pm

During these times interested applicants can join a Zoom meeting to talk one-on-one with a Homestead staff member about their eligibility, the application process, or receive support on technology issues. Applicants may join the Zoom at anytime during the periods specified. Since sensitive financial information may be discussed, applicants will need to stay on hold in the 'waiting room' until a staff member is available to speak to them one-on-one.

Frequently Asked Questions and Tips

Q: I think I have finished my application but I don't see how to submit it?

A: The submit button will not appear until you have uploaded all the required documents and entered information in all the sections of the application, including the Debt Section. You must enter at least one debt in the application. Please add all open credit accounts belonging to the primary applicant and/or co-applicant. If all your credit accounts have a balance of $0, simply add those accounts with the balance of $0 and minimum payment of $0. If you do not have any open credit accounts enter one debt with N/A as the Name of Lending Institution, $0 for the balance and minimum payment and 1111 for the last four digits of the account.

Q: How do I know that my application has been successfully submitted?

A: After you press the submit button you will be prompted to do the following:

Agree to Terms
Pay Application Fees
Electronically Sign

Then, you will receive a confirmation email with the Subject Line: 'Your Homestead Community Land Trust application is complete!' The email will include an attached PDF of your full application.

Q: I verified my email and phone number to login in but I am receiving a spinning house error message and not able access the application.

A: If this happens to you please email olivia@homesteadclt.org for the most immediate assistance. This happens most frequently because there are multiple contact records in the Homestead's database with the same email address you used to login. It can best be avoided by being consistent with the spelling of your name and what email address use in your interactions with Homestead. Do not use the same email address for multiple members of your family, for example - the primary applicant and the co-applicant cannot have the same email address.

Tip: Organize and save all the documents you uploaded into the application in the same place. Mortgage lender's will ask for many of the same documents, having these documents organized already will save you time when applying for a loan.
