Homestead is now accepting applications for all 11 homes affordable homes at our new development in Tukwila, The Southard. Follow the instructions on the 'How to Apply' tab above to apply.

Each two-story cottage features an open-concept design on the living level. High-quality finishes, built for beauty and durability, feature environmentally sensitive materials. Covered porches create a home-town, neighborly feel.

Homes are highly energy-efficient and come with solar panels, and Energy Star appliances. A ductless Minisplit Heating/Cooling System provides at least 25% energy savings beyond Washington State Energy Code, and a high-efficiency heat pump water heater reduces energy use. Homes are equipped with WaterSense fixtures to conserve water.

Homes feature ample closets and storage. Parking spaces, including electric car charging stations, are provided.

Through highly energy efficient construction, and investments in high-quality materials, homes at the Southard will save homeowners on utilities costs and long-term maintenance.

Located in the Cascade View neighborhood of Tukwila, homes at The Southard are served by Tukwila, Cascade View and Thorndyke Elementary Schools; Showalter Middle School; Foster and Gateway Senior High Schools.

Nearby parks include Cascade View Community Parks, Highline SeaTac Botanical Gardens, Riverton Park and Gully Gardens, and Riverton Heights Park. Grocery stores include the Fresh & Green Halal Market, Saars Super Saver Foods, and specialty grocery retail outlets.

Cascade View is the second most walkable neighborhood in Tukwila. Located on the Military Road bus line and within a mile of the Tukwila International Boulevard Link Light Rail Station, The Southard has easy access to frequent bus service.

Homes will be part of The Southard Homeowners Association. The Public Offering Statement which includes The Declaration of Covenants, Conditions, and Restrictions (CC&Rs) and Bylaws for the Association is available here.

Please note that all buyers of the 11 affordable homes available at The Southard will need to complete 50 hours of 'sweat equity' per person on title. This means every homebuyer is required to participate in making improvements to their home and The Southard development within 90 days of closing on their home. These tasks may include tasks such as painting and landscaping. Homestead will organize work days and provide equipment so buyers can fulfill their 50 hours.

How to apply to purchase a home at The Southard:

Please follow the steps below to be considered for any of the 11 affordable homes at The Southard.

Step 1: Make sure you meet the basic qualifications and have a serious interest in purchasing. To purchase any home through Homestead, applicants must meet the criteria listed here. Based on the monthly housing costs expected on these homes, we have estimated the lowest priced homes will likely not be affordable to households making less than $57,000 gross per year. However, factors such as the amount of savings available for a down-payment may lower that requirement slightly.

Step 2: Submit the Screening Form by 11:59pm on Sunday, March 10th. Submission of the Screening Form indicates your interest in the homes at The Southard and evaluates whether you meet Homestead's initial criteria. You must submit the screening form by March 10th to be considered for The Southard.

If you are determined to be eligible by the Screening Form and after you have verified your email, you will immediately be emailed instructions on the next steps with a link to the full application portal.

Be sure to check your spam and other inbox folders, if you have not received an email within 10 minutes of verifying your Screening Form, please email apply@homesteadclt.org.

Step 3: Submit your application within 2 weeks. Your application is due 14 days from when you submit the Screening Form, your specific application due date will be shown at the top of your application, see screenshot. Extensions may be given if you contact Homestead before you application deadline has already passed.

However, no applications will be accepted for The Southard after March 24. Please see the Questions tab at the top of this page if you need assistance with your application. Incomplete applications will be deleted immediately after the deadline has passed. A $30 application fee is due upon submission.

Step 4: Check your email. Homestead Staff will email you if we have any questions or need any additional documentation to evaluate your eligibility.

Submit Screening Form

Step 5: Top Applicants selected and continue with the next steps in the application process. Homestead staff will select the top applicants based on Homestead's Buyer Selection Criteria. The top applicants will be invited to tour the homes and will receive Homestead's list of participating lenders to seek a loan pre-approval. Being selected as a top applicant does not guarantee purchase, we will selected at least 20 top applicants for the 11 homes available at The Southard.

All applicants will received notification of whether or not they were selected as a top applicant by Friday, April 5th, unless otherwise posted on this site.

Step 6: Tour the homes and seek a loan pre-approval. Top Applicants will be invited to an in-person tour of all the homes and seek a pre-approval letter from a participating lender. Please do not seek a pre-approval until you are selected as a top applicant and are provided with Homestead's preferred lender list.

Step 7: Pre-approval letters due. Applicants must obtain a loan pre-approval letter by the due date to be considered for buyer selection. The pre-approval due date will be communicated when the top applicants are selected, applicants will have at least ten days to receive a pre-approval.

Step 8: Buyers Selected. Buyers will be selected based on Homestead's Buyer Selection Criteria from the applicants able to obtain a loan pre-approval by the deadline.

At the home tours applicants will fill out a home preference sheet, indicating which homes they would prefer to purchase. Homestead will select what applicants are selected to purchase which homes by considering applicant preference and applicant qualifications. If more than one applicant prefers a particular home the buyer will be decided based on the Homestead's Buyer Selection Criteria.

We anticipate a lot of interest in these homes. There are always multiple interested, eligible, and qualified applicants that apply for each home we sell. We use an objective tie-breaking process to determine which of the applicants will proceed with purchase.

Q: I think I have finished my application but I don't see how to submit it?

A: The submit button will not appear until you have uploaded all the required documents and entered information in all the sections of the application. If you have red clocks by any section it means you still have documents that you need to upload. If you do not have any debts then you will need to click 'I don't have any debts'.

Q: How do I know that my application has been successfully submitted?

A: After you press the submit button you will be prompted to do the following:

Agree to Terms
Pay Application Fees
Electronically Sign

Then, you will receive a confirmation email with the Subject Line: 'Your Homestead Community Land Trust application is complete!' The email will include an attached PDF of your full application.

Q: I have submitted an application through the application portal in the past, do I need to do it again?

A: Completed applications stay on file for 6 months. So, if you recently have submitted a complete application through the portal you might not have to submit another one, please keep an eye out for emails from Homestead staff, we may ask you to update things like paystubs and bank statements. However, anyone interested in being considered for a specific home still needs to submit that home's Screening Form by the deadline. Once you have submitted your Screening Form you will receive an email the reflects your current application status. For example, if you already have an application on file the email will say that, if you need to submit another application you will get email with a link to login into the application. If an applicant did not complete their application by the application due date or were determined to be ineligible for Homestead's program they will need to restart their application.

Q: I verified my email and phone number to login in but I am receiving a spinning house error message and not able access the application.

A: If this happens to you please email olivia@homesteadclt.org for the most immediate assistance. This happens most frequently because there are multiple contact records in the Homestead's database with the same email address you used to login. It can best be avoided by being consistent with the spelling of your name and what email address use in your interactions with Homestead. Do not use the same email address for multiple members of your family, for example - the primary applicant and the co-applicant cannot have the same email address.

Tip: Organize and save all the documents you uploaded into the application in the same place. Mortgage lender's will ask for many of the same documents, having these documents organized already will save you time when applying for a loan.
